Villa 3 offers a private rooftop terrace, and sits just steps from the Zorba pool and the soft white sands of Tulum Beach. Ideal for families or small groups, it combines style, comfort, and a close connection to the beach and nature.
The main floor features an open-plan living space with a fully equipped kitchen, dining area for eight, and a comfortable lounge that flows onto an intimate garden patio furnished with a lounger. Keep the glass doors open to welcome in the sounds of the gentle water cascading in to the property swimming pool and the lively sounds of tropical birds.
All three bedrooms are located upstairs among the greenery and tree canopies. The master suite crowns the top floor with a king bed, ensuite bathroom, outdoor double-headed shower, and a private rooftop terrace—perfect for sunrise yoga or sunset cocktails. Two additional bedrooms occupy the middle level: one with a king bed, and the other with a queen bed plus bunk beds. All bedrooms include private ensuite bathrooms with dreamy custom showers.

Zorba Dreams
Zorba Tulum was a dream come true! The villas were absolutely stunning and most beautifully decorated. There’s an attention to detail that is rare nowadays. The friendliest staff and management tended to our every need. Freshly raked beachfront every morning. Simply divine!

No Regrets Vacation with Zorba!
Zorba’s was a wonderful property for our extended family vacation. The littles enjoyed the pool and close proximity to the ocean and we all enjoyed the location to all that is Tulum! The grounds were kept very clean, Chabely was an attentive host! The menu offered at the food hut was so delicious— all very good options!

We stayed at Zorba in January 2025 for four magical nights. Centrally located close to the best restaurant and convenient store. Housekeeping and fresh towels every day which we did not expected. The taco bar on the property was amazing some the best tacos in town ( I mean it ) And cold beer and excellent margaritas. I really can’t say enough about our host Snow and the service we have received during our stay and special thanks to Chabely and Mariam for all their assistance during our stay. Can’t wait to go back again ⭐️⭐️ ⭐️⭐️⭐️

My friends and I had the best trip while staying at Zorba’s airbnb. The property is amazing - there are about 5 villas on the property which is what my friends and I liked most.. it made it feel even more safe yet still very private. SO many positives - Miriam and Chabley were amazing and so communicative throughout the stay, we were given great guidance by Snow on what to do when we got there / the best tours to take --- you HAVE to take the chichen itza and cenote tour through Sergio's tours which Snow will provide the info on. Overall amazing and really hope I can come back again soon - i would absolutely stay here over any of the hotels.
Happy Place for Families!
Private paradise in the middle of the busy Tulum strip. The 5 villas on the property are hidden away from the surrounding hotels. We were looking for a place that would be good for the kids and it absolutely was. We cooked most of the meals at home, the kitchen is fully equipped with whatever is needed. The beach area is big enough for the guests even if there is good occupancy. We made friends with the two groups staying there and it really felt like a nice community. Kids also loved the pool whenever the ocean got rough but the got the chance to use the boogie boards as well. Taco stand had good fresh drinks and we enjoyed few lunches there as well. There are no big supermarkets around so we did the food shopping on the way to the villa, which I highly recommend. Overall a good experience, especially for bigger groups or for families.

The home was absolutely perfect. Chebaly was very sweet she set up some amazing tours with great people. Very family friendly property can’t wait to come back.

Zorba Tulum for families seeking authentic Mexican travel
We just returned from a wonderful stay at Zorba Tulum and the following comments are geared towards families considering this property. We have been to Tulum before but not with children. Tulum is not family-oriented, but it is low season so the crowds and the nightlife are fairly quiet. Zorba itself is a good family option because 1) they welcome families, which not all places in Tulum do, 2) the homes are well appointed and spacious as well as being a stone's throw from a shared pool and a pristine beach, 3) there is a full kitchen and daily housekeeping service that includes things like doing dishes which really helps, 4) there is a taco bar onsite that only services the Zorba homes. It's a decent option for an easy breakfast or taco, especially for children. For adults, they actually make really good drinks. Our kids are all able to walk stairs, can sleep in bunk beds and know not to go onto terraces without an adult, but if a family with babies or young children visits, these villas are not child-proof nor are designed for that, e.g. the stairs partly have a rail but not all the way, the bunk has a simple wooden rail that is more visual than functional etc. I do wish the terraces off the bedrooms were lockable.One thing to note is that there is no washing machine for laundry and no on-site laundry service available. The Zorba staff was really nice and helped us out once with this, but you would need to do laundry in the town of Tulum which is about 20-25 mins away without traffic. There are also no TVs in the houses, which for us was great. For those that want that, bring an iPad - the wifi is great.The staff at Zorba is really easygoing and for us, it was a good blend of never feeling like we were in a hotel, which we didn't want for this trip, but always having a quiet presence and someone available with answers to questions, tips for where to eat with kids, where to get a good coffee etc. Overall, we really felt so unplugged yet connected when we needed to be.
